Choosing a sub-community within Arabian Ranches 3 is the single most important decision a buyer makes here — far more than the headline price. The clusters differ in ways that genuinely change daily life: whether you are in a townhouse or a standalone villa, how mature the landscaping is, how close you are to the AR3 Club, and whether you are buying a completed home you can move into tomorrow or an off-plan unit still under construction.
The community rolled out in waves. The earliest clusters — Joy, Sun and Spring — launched between 2019 and 2020 and are the most established and lived-in, with mature parks and the deepest secondary market. Later releases such as June, Raya, the Caya and Bliss second phases, and the headline Elie Saab Villas have since handed over too, so buyers now have the full spread of the community to choose from — use the filters below to narrow by type, bedrooms and price.
Townhouse clusters — Joy, Sun, Spring, Ruba, Bliss, May, Raya and Anya, plus their second phases — typically run to three and four bedrooms and represent the most accessible entry point into the community. The villa clusters — Caya, June and the Elie Saab collection — step up into four and five bedrooms on substantially larger plots, with the standalone, detached typology that families moving from Emirates Hills or Jumeirah tend to look for.

How to choose between AR3 clusters
If certainty matters most to you, a completed cluster is the sensible choice. You can walk the streets, view the actual home rather than a show unit, speak to residents, and have an asset that is immediately rentable or liveable with no remaining construction risk. Joy, Sun, Spring and Ruba are the most data-rich on this front, with a consistent record of registered transactions that gives genuine price transparency.
If you are optimising for entry price and are comfortable waiting, an off-plan or near-complete cluster can make sense. The Bliss and Caya second phases, June and June 2, Raya and the Elie Saab Villas are all at different points on the construction timeline. Because phase pairs share identical floor plans, you can often study a completed first-phase home to understand exactly what a second-phase unit will deliver — a useful way to remove uncertainty from an off-plan decision.
