Anya 2 followed the first phase to market in October 2022, and by that point it was clear that the Anya formula had struck a chord with buyers. The layouts were proven, the location within the AR3 master plan was well understood, and the community around Phase 1 was already taking shape. Demand for Phase 2 reflected that confidence.
Anya 2 has now completed and handed over. The community has come fully to life — the construction is done, the streetscape is settled, and residents are in. Buyers can acquire resale units from owners or investors on the secondary market, viewing the actual homes rather than relying on renders.
The unit specifications are identical to Phase 1: 3-bedroom townhouses at 1,921 sq ft BUA and 4-bedroom units at 2,618 sq ft, with the same plot sizes of 1,450 and 2,300 sq ft respectively. Emaar made no changes to the floor plans between phases, which is a deliberate decision — they'd already refined a layout that worked, and buyers who had studied Phase 1 knew exactly what they were getting.
Launch pricing for Anya 2 was slightly higher than Phase 1 — AED 2.2M for the 3-bed and AED 3.1M for the 4-bed — reflecting the market conditions in late 2022 when Dubai's residential market was gaining significant momentum. Buyers who secured at those prices have seen the market move meaningfully in their favour since.
From a lifestyle perspective, Anya 2 residents have slotted into an already-functioning community. The Phase 1 neighbours are settled, the communal facilities are open, and the broader AR3 amenity spine is in place. That's a meaningfully different proposition from buying into a cluster surrounded entirely by cranes.
I know this part of the community well. The positioning within AR3 is excellent — the park access is good, the internal road layout works, and the scale of the cluster feels human rather than overwhelming. Phase 2 of Anya was a sensible follow-on to a successful Phase 1, and the secondary market reflects that.
