Spring
at Arabian Ranches 3
Launched alongside Sun as one of Arabian Ranches 3's early Phase 1 clusters in 2019, Spring was delivered in May 2023 and has since become one of the community's most popular clusters — valued for its streetscapes, plot sizes, and the strong sense of neighbourhood that comes with being an established part of AR3.

About Spring
The Complete Guide to Spring, Arabian Ranches 3
Spring launched in May 2019, just ahead of Sun, and the two clusters are often mentioned in the same breath — early Phase 1 siblings in Arabian Ranches 3. Having followed both clusters from launch through to handover and beyond, I'd say Spring has developed a particularly strong community identity. There's something about the way the streets lay out and the parks connect that seems to encourage neighbours to actually meet each other.
The 3-bedroom townhouses offer 1,942 square feet of built-up area on plots of around 1,456 square feet, while the 4-bedroom homes come in at 2,580 square feet BUA on 2,678-square-foot plots. Launch pricing for Spring came in slightly above Sun — 3-beds at AED 1,359,587 and 4-beds at AED 1,739,520 — reflecting minor positioning differences within the Arabian Ranches 3 masterplan. Both have appreciated considerably since handover.
What I consistently hear from Spring residents is that the cluster feels balanced. It's large enough to have proper community infrastructure and a critical mass of families, but not so sprawling that you don't recognise faces at the park. The mix of 3-bed and 4-bed homes means you have everything from young couples in starter townhouses to larger families in the bigger units, which creates a natural social range that makes the cluster feel alive rather than uniform.
Spring sits in the heart of Phase 1, with good connectivity to Spring's own clubhouse and gym and the landscaped parks and green corridors that run through this part of Arabian Ranches 3, and to the retail and dining at the Arabian Ranches 3 Souk. The green corridors are particularly well used in the cooler months, and the cycling track gets a proper workout from October through to April. Global Village is around five minutes by car — a genuine draw for families during the season.
For buyers considering the secondary market in Arabian Ranches 3, Spring offers exactly what most families are looking for: a delivered, occupied, established cluster with a clear price history and rental record. It doesn't have the novelty factor of a newer release in AR3, but it more than compensates with certainty — you can walk the streets, speak to residents, and make an informed decision based on real-world evidence rather than CGI renders.
