A complete family community in the heart of Dubailand

Arabian Ranches 3 is Emaar's third generation of the Arabian Ranches name — a master-planned, gated community of townhouses and villas built around a central park and the kind of green, low-rise streetscape that families move to Dubai for.

Where the original Arabian Ranches established the template and Arabian Ranches 2 refined it, AR3 reinterprets it for how Dubai lives now: contemporary architecture, walkable parks, sports courts, swimming pools, and the Arabian Ranches 3 Souk for retail and dining. It sits in Dubailand, off Sheikh Zayed Bin Hamdan Al Nahyan Street, with quick access to Global Village, the Dubai Polo & Equestrian Club and Al Ain Road.

The community is delivered as sixteen distinct sub-communities, each with its own gate, character and unit mix. The earliest — Sun, Joy, Spring and Ruba — are the most established and lived-in; most of the rest, including Bliss, Caya, June, Raya and the headline Elie Saab Villas, have handed over since. Three clusters — Anya, Anya 2 and May — are still under construction, due to complete between late 2026 and 2027. This site documents all of them, page by page, with live transaction data from the Dubai Land Department so you can compare communities on evidence rather than marketing.

Arabian Ranches 3 Living is run by a team of brokers who all live in the community — not agents who drop in for viewings. Our lead broker, Stephen James Mitchell, has lived in the community with his wife and three children since November 2023, bringing twenty years of Dubai market experience. That resident perspective runs through everything here — from which clusters have the best access for the school run to how the commute really feels at the morning peak.

  • Gated, low-rise family community
  • Townhouses and standalone villas, 3–5 beds
  • Central park, pools, clubhouses and sports courts
  • Resident-broker guidance, not a call centre
  • Live DLD market data on every cluster
