Elie Saab Villas II launched in June 2022, roughly eight months after the first phase, and by that point the demand dynamics were well established. The Phase 1 product had been absorbed quickly, the Elie Saab branding had proven its resonance with the target market, and buyers who had missed Phase 1 were actively waiting for Phase 2 to come to market. It sold accordingly.

The floor plans for Phase 2 are identical to Phase 1 — the same architectural drawings across both phases. This was a deliberate and, I think, entirely sensible decision by Emaar. There was no need to redesign a product that was already optimised; the layouts work, the proportions are right, and buyers who did their due diligence on Phase 1 could move quickly on Phase 2 with full confidence in what they were buying.

Elie Saab Villas II has now completed and handed over. The villas are finished and the cluster is settling in alongside Phase 1, so buyers purchasing on the secondary market can view the actual homes — and the Elie Saab finish specification that defines the product — rather than relying on renders, with a transaction able to proceed without waiting on construction.

The unit configuration mirrors Phase 1 entirely: 4-bedroom villas at 4,422 sq ft BUA on 5,500 sq ft plots, and 5-bedroom villas at 6,240 sq ft BUA on 7,500 sq ft plots. Launch pricing for Phase 2 stepped up from Phase 1 — the 4-bed went from AED 4.5M to AED 5.2M and the 5-bed from AED 6.2M to AED 7.1M — which reflected both the market conditions in mid-2022 and the brand momentum that had built since Phase 1.

The Elie Saab co-design credentials are identical across both phases. The neutral palettes, the bespoke finishes, the couture-inspired interior language — all of it applies equally to Phase 2. A buyer completing on a Phase 2 villa will receive a product that is indistinguishable in specification from their Phase 1 neighbour.

For investors in particular, Phase 2 presents an interesting case. Phase 1 has now handed over and is settling into a genuine resale market — and its DLD-registered transactions are the clearest possible read on where these villas trade. That live data is shown on the Elie Saab pages here rather than quoted as a static figure, and it is the best benchmark for where Phase 2 is headed.
