Caya 2 picks up directly where Phase 1 left off, and given how well Caya performed — both in terms of community reception and capital appreciation — it was always going to attract strong demand. When Emaar released Caya 2 in February 2022, the market was deep into its upswing and the launch prices reflected that. Buyers who secured units here were paying a meaningful premium over Phase 1, and at the time I had a few conversations with clients about whether that was justified. Eighteen months on, I think the answer is broadly yes — the wider market has moved further, and Caya 2 buyers have seen their positions improve.
The product is essentially the same as Phase 1: standalone detached villas in 3, 4, and 5-bedroom configurations, with the same architectural language and community setting. The 3-bedroom offers 2,771 square feet of BUA on a 3,200 square foot plot; the 4-bedroom steps up to 3,820 square feet on 4,500 square feet of plot; and the 5-bedroom flagship runs to 4,950 square feet on a 6,000 square foot plot. These are serious family homes with serious plot sizes.
Caya 2 has now completed and handed over. I walked through the site regularly as it progressed, and the finishing came together well — the units are complete and the external landscaping has taken shape. For investors who bought off-plan, the journey is done and the homes are deliverable assets.
The secondary market for Caya 2 units is active now that the cluster has handed over, which is exactly what you would expect for well-regarded Emaar villas in this position. Some owners who bought off-plan are crystallising gains; others are holding and letting from day one. Both approaches are rational depending on your situation, and I am happy to think through the numbers with you either way.
Caya 2 residents have the same access to AR3's community infrastructure as Phase 1 — the Club, the courts, the tracks, the retail. The Phase 2 location within the master plan is adjacent to Phase 1, so there is no meaningful difference in access or positioning.
